Three ways we can help

Three Paths. One Goal: The Best Outcome for You.

Every property and every homeowner is different. We help you compare the options and determine which path makes the most sense for your goals, timeline, and property.

Sell Fast. Sell Simple.

For homeowners who prioritize speed, certainty, and minimal involvement. Move forward without taking on repairs, renovation, or major preparation.

Improve What Matters

Invest Where It Counts.

You may not need a major renovation. We identify targeted improvements designed to improve marketability and potential return without over-improving the property.

Optimization, not transformation
  • ROI-focused improvement strategy
  • Know where to spend — and where not to spend
  • Design and finish guidance
  • Vetted subcontractor resources
  • Project coordination and management
  • Marketing, listing, and sale

Unlock the Potential

Unlock the Property’s Potential.

When the numbers support it, a larger renovation may unlock significantly more value. We evaluate the opportunity and guide the process from design through construction and sale.

  • Design and renovation strategy
  • Budget and scope development

Straight about who does what

Three Paths. Three Different People Doing the Work.

We buy houses. We are not a brokerage and we are not contractors — so where those are the right answer, we point you to the people who are, and we are paid nothing for the introduction.

We buy directly

When selling as-is is the right answer, we buy the property ourselves as the principal. No listing, no commission, no repairs — you are selling to us.

We help you find an agent

When the property should go on the open market, we help you find a licensed agent to list it. You are under no obligation to use anyone we suggest, and we are paid nothing for the introduction.

We refer you for the work

We do not hold a contractor's licence and perform no construction ourselves. Work is carried out by independent licensed contractors we know and coordinate with.

Independent licensed contractors · Rogina Property Group holds no contractor’s licence

Rogina Property Group is not a real estate brokerage and does not provide brokerage services. Nothing here is an offer to purchase, a valuation, or a promise of a particular result.

About Tyler and Brittani Rogina

Founders · Investing in Southern California real estate since 2012

Hi — we’re Tyler and Brittani Rogina, a family of five here in Costa Mesa. We’ve been investing in Southern California real estate since 2012.

We’ve always loved real estate, and we love bringing a tired house back to life. But the reason we do it this way is simple: most investors who come knocking are looking for the best deal they can get. We’d rather show you what your options actually are — including the ones that don’t involve us — and walk you through what each would really mean for you.

Every situation is different, so we don’t start with the answer. Sometimes selling as-is is the right move. Sometimes a few targeted improvements change the number meaningfully. Sometimes a larger renovation is worth the capital and the time. Our job is to help you see the difference clearly, and then get out of the way of your decision.

Why work with us

Local Experience. A Different Approach.

We’re not a national home-buying company offering one solution. We’re a local Southern California team combining real estate, design, construction, and renovation experience to help homeowners evaluate — and when appropriate, execute — the right strategy for their property.

Sometimes selling as-is is the right move. Sometimes targeted improvements make sense. And sometimes a larger renovation can unlock more potential. Our job is to help you understand the numbers and build the plan around your situation.

Understand the Numbers Before You Decide

The highest sale price isn’t necessarily the best financial outcome. Compare the financial and practical tradeoffs before choosing a strategy.

Your Property. Your Goals. Your Plan.

There is no one-size-fits-all answer. We begin by understanding the property, your timeline, financial goals, desired level of involvement, and how much you may want to invest. Then we build the strategy around your situation.

We don’t start with the answer. We start with your situation.

Real Work. Real Local Experience.

Every photograph on this page is a property we actually bought, renovated and sold in Southern California. Nothing here is stock photography and no project has been invented.

That one came to us with the contents still inside. The owners took what mattered to them and left the rest to us.

Common questions

Good Decisions Start With Good Information.

Do I have to renovate before selling?+

No. Renovation is only one possible path. We compare it against an as-is sale and targeted improvements before recommending anything.

Do you only buy properties directly?+

No. A direct purchase is only one potential option. Depending on the property and your goals, improving the property and selling it on the open market may produce a better outcome.

Who pays for improvements?+

The structure depends on the project and strategy selected. We will explain potential costs and responsibilities before any work begins.

Can you help me determine what improvements are actually worth doing?+

Yes. That’s one of the primary purposes of our evaluation. We focus on improvements that may improve marketability or potential return while avoiding unnecessary work.

Can you provide contractors?+

We can help connect homeowners with vetted contractor and subcontractor resources depending on the project.

Can you manage the renovation?+

Project coordination or management may be available depending on the scope and structure of the project.

Can you also list the property for me?+

No. We are not a brokerage and we do not list property. When selling on the open market is the right path, we help you find a licensed agent to handle it — you are free to use anyone you like, and we are paid nothing for the introduction.

Is the consultation confidential?+

Yes.
