These terms apply to your use of this website, operated by Rogina Property Group. By using the site you agree to them.

What this site is

This site helps homeowners think through three possible paths for a property: selling as-is, making targeted improvements before selling, or completing a larger renovation. It is an information and evaluation tool.

What this site is not

• It is not an offer to purchase your property, and submitting a request does not create any obligation on your part or ours.
• It does not provide a valuation or appraisal. We do not generate automated property values or comparable sales, and nothing on this site tells you what your property is worth.
• The net sheet calculator does simple math, not a valuation. It works entirely from figures you enter yourself, including your own estimate of the property’s value. Its cost assumptions are general defaults for Orange County rather than facts about your property, its results are ranges rather than quotes, and the direct-purchase range it displays is an illustration and not an offer to buy.
• It is not financial, legal, tax, or investment advice. Decisions about selling, improving, or renovating a property have financial and legal consequences that depend on your circumstances. Consult your own advisors.

No guaranteed outcome

Any discussion of potential proceeds, costs, timelines, or returns is an estimate based on the information available at the time. Property markets, construction costs, and buyer demand change. Nothing on this site is a promise of a particular result.

Information you provide

You agree that the information you submit is accurate and that you are the property owner or are authorized to act on the owner’s behalf. How we handle what you submit is described in our Privacy Policy.

Who provides which service

Rogina Property Group buys property as a principal. It is not a real estate brokerage and provides no brokerage services. When it buys, it buys for its own account, as the other party to the transaction and not as anyone’s agent.

Listing is a separate relationship with a separate party. Tyler Rogina is licensed in California as a real estate brokerand works as a broker associate under Compass California, Inc. (Tyler Rogina · Broker Associate · DRE #01925584 · Compass California, Inc. · DRE #01991628). Where a homeowner decides the open market is the better path, he may act as their listing agent through that brokerage. That is a different capacity from the one in which Rogina Property Group would buy the property, it is governed by a separate written agreement with the brokerage rather than by anything on this site, and it carries a commission paid at close. Commission is negotiable and is not set by law.

No homeowner is required to list with him, or to list at all. Declining costs nothing, and it does not change what Rogina Property Group would offer to buy the property for. A homeowner is free to use any agent they wish, and where the relationship, the capacity being acted in and the compensation are not already clear from this page, they are disclosed in writing before any listing agreement is signed.

Rogina Property Group holds no contractor’s licence and performs no construction work. Any such work is carried out by independent licensed contractors, and engaging them is a matter between the homeowner and that contractor.

Intellectual property

The content, design, and materials on this site belong to Rogina Property Group and may not be copied or reused without permission.

Limitation of liability

To the fullest extent permitted by law, Rogina Property Group is not liable for indirect, incidental, or consequential damages arising from your use of this site. The site is provided on an “as is” basis.

Governing law

These terms are governed by the laws of the State of California, without regard to conflict of law rules.

Changes

We may update these terms. The current version is always the one posted here, with its effective date at the top.
